BE IT KNOWN that John Chance of Brettell Lane Brierley Hill in the County of Stafford formerly of Amblecote Brierley Hill aforesaid
who at the time of his death had a fixed place of abode at Brettell Lane aforesaid within the District of the County of Stafford]died on the 3rd day of March 1904 at Brettell Lane aforesaid
AND BE IT FURTHER KNOWN that at the date hereunder written the last will and Testament
of the said deceased was proved and registered in the District probate Registry of His Majesty's High Court of Justice at Lichfield
and that administration of all the estate which by law derives to and vests in the personal representative of the said deceased was granted by the aforesaid Court to Sarah Jane Morgan (wife of Alexander Morgan) of Brettell Lane aforesaid and Margaret Louisa Simpkiss (wife of Thomas Simpkiss) of Collis Street Amblecote aforesaid the Daughters of the said deceased the Executrixes named in the said Will

This is the last Will and Testament of me John Chance of Amblecote near Brierley Hill in the County of Stafford Miner.
1. I direct the payment of all my just debts funeral and Testamentary expenses as soon as conveniently may be after my decease.
2. As to my household furniture and effects I direct my said Executors hereinafter named to divide the same equally between themselves and such of my other children as may be living at the time of my decease
3. I direct that as to my two Cottages at the Delph Brierley Hill held under the Earl of Dudley and occupied by Mrs Woodcock and another that my daughter Sarah Jane Morgan shall have the option of taking to the same for the sum of One hundred pounds if she shall so think fit and as to my two houses at Caledonia near Quarry Bank I direct that any one of my daughters (provided the rest are agreeable) shall be at liberty to purchase the same for the price of Two hundred pounds and in that case my said Executors shall convey such property to her but if my said daughters cannot agree then I direct my Executors to make sale and absolutely dispose of the said property in such a way as to them shall seem best.
4. I give devise and bequeath unto my said Executors the proceeds to be derived from the sale of the properties aforesaid together with all other monies which I may be entitled to at the time of my death and after payment of all expenses attending the winding up of my affairs I direct that the residue shall go and be divided amongst my five daughters (namely) Sarah Jane Morgan Ann Maria Tilley Mary Ann Taylor Joanna Batchelor and Margaret Louisa Simpkiss share and share alike as tenants in common and not as joint tenants Provided that if any child of mine shall die in my lifetime then I direct that the share to which she would have been entitled shall go and be divided equally betwen her children (if any) but if there should be only one child then to such one child
5. I appoint my daughters Sarah Jane Morgan of Brettell Lane Brierley Hill and Margaret Louisa Simpkiss of the Delph Brierley Hill Executrixes of this my Will and I direct that they shall instruct my solicitors Messieurs Homfray Holberton and Mellor of Brierley Hill to do all that is necessary in connection with the proving and carrying out of the Trusts of this my Will.
6. I revoke all former Wills
In witness whereof I have hereunto set my hand this Eighteenth day of December in the year of our Lord one thousand nine hundred
